Text-based lease and statement files are read inside your browser. CloseDelta does not upload or store their contents.

Detect supported rules

The tool searches extracted lease text for supported exclusions, fixed administration fee language, and objection or audit deadlines. Page evidence is shown for verification.

Extract statement charges

It looks for description and amount rows in spreadsheets or text-based PDFs. Totals and unreadable rows are not silently invented.

Classify conservatively

A charge is marked excluded or allowed only when a supported rule matches. Otherwise it is marked as needing support and human review.

Check calculations and procedure

The review can model an operating expense cap, administration fee allowance, aggregate questioned costs, notice timing, recipients, specificity, and payment conditions.

Build an evidence packet

The final export keeps charge-level treatment, clause references, totals, procedural warnings, and a draft landlord document request together.
