CAM administration fee checker: rate, base, and duplication

An administration fee may be permitted by the lease and still be calculated incorrectly. The rate is only one part of the test; the eligible expense base matters too.

Verify the permitted rate

Locate the clause authorizing an administration, supervision, or management fee. Note whether it is fixed, market-rate, or already included in another property-management line.

Rebuild the fee base

Identify which costs may be included before the percentage is applied. Remove categories excluded by the lease and check whether the fee was applied before or after tenant allocation.

  • Taxes, insurance, and utilities
  • Capital costs and tenant-specific charges
  • Fees charged on other fees
  • Separate property-management costs

Ask for a transparent schedule

The support should show the eligible base, contractual rate, tenant share, and resulting fee. Document any difference and request the calculation before drawing a conclusion.
