NNN lease audit: the first-pass review tenants can do

A useful NNN review connects the annual statement to the signed lease, the property records, and the tenant allocation. It does not begin by assuming the landlord is wrong.

Match the statement to the governing language

Locate definitions for taxes, insurance, operating expenses, tenant share, gross-up, exclusions, caps, administration fees, records access, and notice timing.

Reconcile the tenant share

Confirm the numerator, denominator, excluded areas, occupancy assumptions, and any building or phase allocation. A correct expense total can still produce an incorrect tenant bill when the share is wrong.

Escalate material items with evidence

Use the first pass to identify specific dollars and documents. Material or disputed conclusions should be reviewed by a qualified lease auditor, accountant, or attorney.
